Ian Watt: Hi good morning it's Ian Watt and I'm just driving on my way to an inspection this morning. And whether the property is 20 days old to 20 years old you have to do an inspection. If your an inspector or something your buying a property, yeah you can waive it but there's no other excuse for you to waive an inspection. When your buying a 5,000 dollar or 5 million property. You got to know what your buying into because your not just buying that little condo your buying it to the whole strata and you want to know what's going on. Some strata will let you go up to the boiler room, some will let you go up to the roof, some won't for liability reasons they don't want when they hampering or they don't want anyone to get hurt in there for their insurance purposes. But all quality good professional inspectors probably a. know the construction b. know the materials that they've been used and c. can recognize quality or lack of quality when they see it when they're looking within the actual strata unit. Now I always recommend for different inspection companies because there's about 200 hundred out there and you never know what your going to get. So I recommend quality inspections in no particular order I should say Quality inspections, Emerald Inspections and as seen on tv Mr. James and his associates. Now the inspections depending on the size of the property will probably about 400 500 dollars. But when your buying 2 million, 500,000 dollars , little studio, penthouse suite it doesn't matter don't be cheap. Spend the money there's no excuse. My name is Ian Watt.
