Ian Watt: Hi good afternoon! It’s Ian Watt in East Vancouver. I'm just at Main in Hastings area which is the poorest post of cloth in Canada and I wanted to mention something that comes up an idea that I'm doing is the maintenance fees. Maintenance fees or the strata fees or the association fees says that our American neighbors like to call them. Those ones there in Greater Vancouver especially the Downtown core. Those maintenance fees should be about 35 cents square foot. Basically you might find them 25 to 40, 45 cents a square foot. I was very surprise when I was researching different luxury buildings that the Ritz I believe is about 80 cents square foot of course your paying for the hotel as well. The hotel name and those association fees that you have to pay with that. So if your part of the strata that's actually part of an office or part of some commercial or part of a hotel. Your gonna pay a lot more. So next time if your buying a place and the maintenance fees look high make sure you divide it by a square footage and it should come to 35 cents per square foot.
