2009 Vancouver Condo Averages for Sales of Studios and 1 & 2 Bedrooms

Ian Watt: Hi Good Morning, It's Ian Watt in Downtown Vancouver. It's a year in review fro 2009 and have a bit of chichi beside me coz I'm trying to remember all this numbers for the averages of one bedroom, studios, two bedrooms etc. etc., So I have the studio numbers right besides me and what it is? The average studio sale price was 2,882 dollars average size was 474 square feet and the average days on the market were 33. That makes 607 dollars per square foot on the average. The one bedroom jumps up significantly were looking at 386 thousand dollars for the average price of a one bedroom which is the average of 649 square feet and that would be about 600 dollars per square foot and the average days on the market were 37. Now go to two bedrooms, in two bedrooms jumps up significantly and this are all the two bedrooms in the Downtown core. Were looking at the average size of eleven hundred square feet. The average sale price was 756 thousand dollars or 644 per square foot and the average days on market were 54 days and that's all the Downtown core for studios, 1 bedrooms and 2 bedrooms. And when I say the Downtown core I mean Gastown, I mean Yaletown or False Creek North as you might say. Downtown as the MLS calls it, the West End and Coal Harbour. Those are the averages and although it's a very hot market. It's been fantastic this year as far as sales are concern.
