Ian Watt: Hi good afternoon it’s Ian Watt in Downtown Vancouver. A lot of people think Yaletown just full of luxury buildings and there a lot of great buildings don’t get me wrong. However in my opinion there are only five A Class buildings. To find those A Class buildings go just google Vancouver Penthouse and you will find my Vancouver-Penthouse.com website click on the Yaletown A Class buildings and it will show you the five that I think are A Class and everyone says Ian how did you come up with this list? Of course quality of finish, quality of the building, the demographic and the location are pretty obvious. But one thing that I think a lot of people don’t understand is the Average Assessed Value and that is so important. Now take 455 Beach Crescent, Park West that one there is the B Class building and I’ll explain why. If you take all the assessed values to buy the strata lots you have $865,000 per unit for an assessed value. Go across the street to King’s Landing at 428 Beach pretty much the same location, same developer, built around the same time, same outlooks but there and average assessed value is $2.5 million dollars. Pretty different if you asked me. The averages of all the buildings of the A Class buildings in Yaletown start around at $1.5 and go well over 2.5 so think about that next time you’re looking for an A Class building in a Yaletown.
