Ian Watt: Hi good afternoon it’s Ian Watt in Downtown Vancouver. There are many things that couldn’t come up that can kill a deal over the course of any listing and some of the things are pretty obvious its price or condition or inspection blah blah blah blah. But there are three things that a lot of people don’t think about and those are pet restriction and pet restrictions are big killer all the time. Another one a lot of people don’t understand is barbecues. Barbecues is a big killer I know that sound silly but that’s true and of course the last one which cuts out so many different buyers is a rental restriction. You have any of those three and chances are you gonna have a difficult time marketing to so many different types of people. It’s very important that you think about long term if anyone is voting about pet restrictions, rental restrictions or any type of restrictions whatsoever in your strata council make sure everybody thinks of all sides of the possibilities  for today or for the future. Yeah who would think barbecue would be a big killer but there’s a big killer this year for one of my properties.
