Ian Watt: Hi good afternoon it’s Ian Watt in Downtown Vancouver. Doing the year in review for 2012 for Yaletown. And Yaletown was pretty consistent I’ll be at the sales were down from 2011 about 21% from 790 sales to 622 sales but the average sale price was $750,000 dollars for 2011 and it only slip to $740,000 dollars for 2012. The average price per square foot changed about two and half percent from $750 dollars a square foot to $730 dollars a square foot so not a big change there and the average days on the market in Yaletown in 2011 was 42 days on the market in 2012 was 44 so not a huge change in Yaletown. Only big drop was the amount of sales but price, price per square foot  and days on the market didn’t changed and that makes Yaletown the most consistent area of Downtown Vancouver which is the West End, Coal Harbour, Downtown, Gastown and Yaletown by far Yaletown was the most consistent in 2012.
