Ian Watt: Hi good afternoon! It’s Ian Watt to Downtown Vancouver. I'm going to do a listing presentation right now and my listing presentation success rate is actually good this days and I'm quite proud of that. It's been a lot of work but I think it comes down to a few key things this days is that people do not want to list with people that are just going to put it in mls. Anyone can do that. But if your interviewing a realtor there are copule of questions that you should ask and there are a couple of things that shouldn't matter to you. There two things that I think are totally questions a. first of all you should never ever pick a realtor based on the commission we always hear that's on of the questions that what is your commission that you charge? Well you know what commissions are important but that should not be a a deciding factor when your hiring a realtor. And the second thing that I think is really important to focus on or not to focus on is what the realtor tells you the prices going to be listed at what do you think it's worth. Anyone can buy a listing and say it's gonna be worth $600,000 dollars but in reality it's gonna be sell in $500,000 dollars. Never pick a realtor based on commission and never pick a realtor based on the list price. Things you should ask are what's your experience? Where's your office? Where's your farm? Where's do you mostly work. What's your marketing plan? What the other people in your office doing? How do you find the market? Do you work everyday? Do you have days-off? Are you one of the realtors that work on part time? or do you work a team? or do you work your own? Will you do open houses? or what should I expect in general for my contract with you? That is called the schedule a. The schedule a is the promise of what you are going t deliver and that also goes in the contract. So keep in mind you should never ever list with someon based on their commission and never ever list with anyone based on the price that they're quoting you. My name is Ian Watt.
