Ian Watt: Hi Good Afternoon, It's Ian Watt in Downtown Vancouver. I could stuck ianwatt.ca with the ton more listings but if I don't think I cannot sell them or if they are not realistic price there's no point in taking them because that is inventory and inventory cost time and it cost money and I don't wanna waste either of them. So what's happen last week I had a woman called me up and she wanted to sell her place. She is looking for three hundred thousand dollars above the assessed value for a property that's in a C Class building in a C Class area or maybe a B Class area. But it's in the Downtown core but the thing is that it is not going to sell for A Class dollars. She's open for a thousand dollars square foot when the average for the building is six hundred and this is not a penthouse and it doesn't have any outdoors space whatsoever. It's been listed three times  already or listed six times by three different realtors already and hasn't sold so there's no way that I'm going to take it. The numbers don't lie condos are very easy to price. If you can look at all the past sales in the building in the area for comparable units. And you can't compare a C Class building into an A Class building that's for sure but if you take all the data that is apples to apples you will know that this one was sell about three or four hundred dollars or three or four hundred thousand dollars less then what she's asking for.
