What Can Double Ending A Deal Mean to Your Sale Price?

Ian Watt video blogs about two similar Vancouver condo units selling with in two weeks of each other and the lesser of the two units achieved a sale price which was $40,000 more than the unit with the more attractive outlook - possibly because the one property was double ended (the listing realtor represented both the buyer and the seller) before the unit was available on the MLS. Ian Watt: Hi Good Afternoon, It's Ian Watt in Downtown Vancouver. How would you like to be this guy? I got a listing about a week and a half ago and I've already sold it. The comparable is actually the exact same unit in the sister building across the street got listed two weeks ago. The listing realtor double ended it which means that he represented or she represented the buy and the sell side but they put the deal together before it hit the MLS before all the public could get to it. It sold for three hundred thousand dollars for a one bedroom. Now my unit there, we showcased it the whole week we took offers on the Sunday we have four offers come in to it and guess what we sold that same unit on a lesser floor with absolutely absolutely no view we sold it for three hundred and forty thousand dollars. The other guy lost forty thousand dollars or maybe even more because the listing agent represented both sides and sold it before it came out on the on the MLS before it came out to the public. It was unbelievable! Uhmm obviously we did very well all those people that couldn't write on that one came and roll on ours it helps us out quite a bit.
