Ian Watt: Hi Good Afternoon, it's Ian Watt in Downtown Vancouver. When I used to work for big brokerage. What would happen is we get this referrals. People recognize the brand and they will contact the local branch. Then what would happen is, they would. The manager will distribute this leads to all the different agents. They will never distributed quite equally, they find a most appropriate person for the job I guess. But the thing that I remember is that the realtors who don't do a lot of business are the ones that the brokerages make the most money out of. When you do plenty ideals, they don't make that much money of you. For example there might be a forty sixty split, forty goes to the house and sixty goes to the realtor. Some of the top producers were on a ninety five five split. So when that lead comes in they think, who are we gonna give it to. Are we going to give it to forty sixty or the ninety five five? Or they gonna make a four thousand dollars after this or five hundred dollars. So chances are if your sending in an email lead regarding moving Vancouver and your just going to a brokerage directly. Chances are you are not going to get one of the top producers, you're gonna get somebody who doesn't do a lot of business. So think about that look around find out who the top producers are, for the area that your looking at. There's a reason why there's a top producers.
