Ian Watt: Ian Watt: Hi Good afternoon, It's Ian Watt in Downtown Vancouver. I stand corrected I said May was the biggest month as far as real estate transactions are concernedin 2009. I stand corrected I am wrong, it's actually June was a huge month as well. Now it's definitely fuelled by first time buyers, investors all people that just thought they waited out. The prices are corrected, the mortgage rate have dropped. So we saw a huge rush now the question are the prices is gonna go up? or are the mortgage rates gonna go up and cool it off? What's gonna happen? This will be very interesting. Typically May is our biggest month but June is been huge. And I think that were gonna carry on steady, I think it's gonna cool off. But I think May and June were better months this year then it's gonna cool off and continue on in a steady phase. I think the mortgage rates will gonna change too much and have a big effect the price might be escalate at tiny little bit. Which might cool down first time market buyer a litttle bit.
