Ian Watt: Hi, Good afternoon! It's Ian Watt in Downtown Vancouver. We've seen a lot of subject to sale properties this days and you know subject to sale is rather interesting in times likes this. Because things are not moving on as quiet before and the prices are definitely not going up right now. So the interesting thing is for a buyer lacking in to a subject to sale might cost you some money. For the seller that's great because the market is not going up so you locked it in at this price and it might take two months for them to sell their place and their place or your place, whatever place all the places involved may have depreciated but your locked in at this certain price. For sellers fantastic for buyers I don't know why you will do it. Sell your place get your money in order then go shopping because you lose a lot of power for a buyer who is subject to sale. Not only that you could lose money throughout the market if you've over paid. Maybe market value today but in two months it might have gone five perfect and five percent on a million dollar property is a lot of money.
