Ian Watt: Hi Good Afternoon, it's Ian Watt in Downtown Vancouver. I wanna talk to you about properties that have been on way too long. It might be an opportunity for a purchaser when the property is been on for a long time and a lot of people think that there might be a problem with the building if they've been sitting for so long. But we just sold a property that was originally listed by a realtor over a year ago for $300,000 more. It was basically stigmatized because it was just over priced from day 1 and then it was drop and drop and drop and drop. So we put it out there the right price, we changed all the photos, we marketed a little bit differently and it's sold for what the offers were coming in at 1 year ago. Unfortunately for the owner she held it for one more year and it ended up selling for the same price at all those offers said that was supposed to sell at the first place. But nonetheless, make sure you price your places correctly because you might get listed or block list or stigmatized as the negative property when it's really just a price that's the problem.
