Ian Watt: Hi good afternoon it's Ian Watt in Downtown Vancouver. This is a message for both buyers and sellers of condos in Downtown Vancouver offers don't mean anything until the subject to remove. Any realtor worth the result, well honestly make you right a subject offer no one likes to go in and subject free it's a disaster waiting to happen even if you are somewhat aware of the condition of the building. So make sure you do your do diligence but also remember that a subject offer is just a first write of refusal when it accepted until subjects or removed. It means if another offer comes in it can come in to a back up offer but it cannot trump your offer so all it means is first write a refusal.
