Ian Watt: Hi good afternoon it’s Ian Watt in Downtown Vancouver. Doing the year in review for 2011 for the West End of Downtown Vancouver. And in the West End you see all those buildings there keep in mind that about 75% of them are not freehold strata they’re not condominium they’re leasehold they go up to a new rental building. So out of that 25% they’re  487 sales last year and the average price per square foot was $631 dollars per square foot and 40 days on the market. The most expensive one was at the one of the most luxurious building one of my favorite building in Downtown Vancouver Cinque Terre I’m not saying that property but it’s the one on Beach Avenue 1483 Beach where every level of that five level building is it’s own unit and it all beautiful. Now that one is sold for $5.4 million dollars for 3,000 square feet. Looking across at the pacific ocean in English Bay. Now the cheapest one was at 1234 Pendrell and that one there and I’m sorry I’m gonna have to cheat on this one now at sold for $235,000 dollars. And I have to check the cheat here my cheat sheets way behind it 442 square feet and that sold for 8 days. You can see there is a big range in the West End of Downtown Vancouver but nonetheless there’s something for everyone an I think a lot of people overlooked in West End because so many people are focus on Downtown, Yaletown and Coal Harbour and we forget about the two most important areas that I think for most are Gastown and the West End.
