Are You Actually Paying Your Realtor to Sell Your Condo or Just Submit Paperwork?

 

Ian Watt video blogs about how many people don't even realize that when they hire a realtor it doesn't necessarily mean that you are paying him or her to show up to sell your Vancouver condo, you may be only paying your realtor to submit paperwork and negotiate offers should they come in. Make sure if you want your realtor to show your condo and actually sell the benefits and features then put it in writing (or ask for a discount on his or her commission). Ian Watt: Hi good afternoon it’s Ian Watt in Downtown Vancouver. I was taking a buyer out and its a $2 million dollar property we had about five or six different property which properties were going to see and one bed had been listed for a long while, six months to be exact at 9 Smithe Mews. We go there we had an appointment with the listing agent to show it. This is one of the properties that my client had requested and when we got there, there is no listing agent waiting for us to show us the property which is very odd because obviously somebody hired a listing agent to sell the property. So I call the listing agent he says no the keys are at the concierge it’s empty I never showed that property. Okay fair enough so we go to the concierge, the concierge doesn’t have the keys they’ve lost the keys. It’s an unfortunate situation because my client really wanted to see that but nonetheless it all worked out in the end and in buying something else totally different. However I bet the owner of that $2 million dollars listing has no idea that the listing agent is not actually showing the property him or her self. I bet you he’s assuming or she’s assuming the realtor is there. But it’s an unfortunate because if the realtor who were there we would have got in to the property and the realtor could have made about $40,000 dollars for showing that property. Unfortunately we didn’t get in there we couldn’t show it. My point pin if you are listing a property whether it’s $300,000 or $3 million dollars make sure you write in to the contract if it’s important to you that the property will be shown by the realtor or by their assistant or by somebody every time a buyer comes to the property not the realtor list the property and hands out the keys so the buyer can find out all the information on their own. If you’re pain to have a realtor to sell your property make sure they’re doing exactly what you think they’re doing.
