Ian Watt: Hi good afternoon it’s Ian Watt in Downtown Vancouver. A lot of people think that if they go to the listing agent directly instead of using a buyer’s agent that there is a huge benefit and there might be but a lot of people are thinking they could save some money. Now I’ve listed up a contract for ex amount of dollars whether I share it with another realtor or not. There are some benefits but they are definitely limitations. I cannot explain the motivation of either side I cannot say this people just won a lottery or these people just lost their jobs. I cannot coach people on pricing if I’m working for both sides. What happens if you asked me to represent both parties I have to get both parties to sign a dual agency form and they have to agree to all the conditions and limitations of my role. When I’m  representing you as an individual in a classic sense with there’s two realtor, two companies, 2 buyers and 2 sellers. I’m like a coach from my client. But when I represent both sides I don’t act like as coach I act as a referee. I’m like a mediator that’s all I can do and I hope people go back and forth and there are some things that I could do to assist but my hands are tight about giving information that you're looking for.
