Ian Watt: Hi good afternoon it’s Ian Watt in Downtown Vancouver. Of course when it comes to selling your property there a lot of emotions involved it’s a stressful period for anybody. But also keep in mind that in this market it takes a lot to get an offer. Really have to work on it you have to make sure your place looks amazing because not every property sells anymore and I think the average is just shy of 50 days on the market for the ones that do sell but there’s a lot of cancellations, a lot of terminations as well. And also on the other hand for the listing agent like myself it cost about a thousand dollars per listing once we factor in real estate fees, once we factor in the photography, the mls fees etc. etc., it cost a lot of money just to get it on to the market. It’s very interesting because we had a situation where somebody really want us to sell their place but when the offer came in for exactly the price that she wanted, she started to panic and a lot of people don’t do change very well it happens and they I guess she have to back away because she just wasn’t emotionally ready to sell. Those things happen. But please keep in mind that this is a job for a lot of people it does cost money so if you’re not emotionally ready to pull the trigger, if you’re that kind of person that doesn’t do change very well maybe you have to think about it and realize when it comes to time and offer comes in we're gonna have uncomfortable feelings that you have to get pass or you never gonna sell your property it is not a sellers market anymore we cannot dictate a long close and say this is what the seller demands, accepted or don’t. We have to be flexible two people have to work together and you have to be mentally prepared to sell your property or you shouldn’t even listed in the first place.
