Huge "What Ifs" For Downtown Vancouver Real Estate for 2010

Ian Watt: Hi Good Afternoon, it's Ian Watt in Downtown Vancouver. This year has been fantastic as far as real estate is concerned especially in the Downtown core, especially units under four hundred thousand dollars. It's been a great year started of a little weird but it pick up and May, June, July, August were fantastic. But now were getting in on October things are started to change, started to cool down a little bit. Happens for sure in real estate no matter where you are. The fall kind of tapers out and comes winter becomes a little quieter. But 2010 is going to be very very interesting. A whole bunch of what ifs, what ifs like we don't know what's gonna happen in Vancouver in 2010. The Olympics are coming in February. What's gonna happen after that? HST is coming in the summer time. What's gonna happen after that? Furthermore, Mortgage rates are on all time low, what if they go up? What if they double? What's gonna happen after that. Who knows what's 2010 gonna bring. It's going to be very interesting as far as real estate is concerned. I don't know the answers, things has been going really well this year but next year there are so many what ifs. That could change the market. and I'm not saying it's gonna crush, I'm not gonna say its going to correct. All I'm saying is what if the HST comes in? What if the Olympics have a little bit of cool down effect? What if there's no real estate going on from December on until March in Downtown Vancouver? Just because people can't get around and people are just not gonna list for December and January whwn they know that Olympics is on February and the whole Downtown core shut down.
