Ian Watt : Hi good afternoon! it's Ian Watt in Downtown Vancouver. I am so excited in this market everything has changed recently. But the thing that I'm super excited about is that I blog in 2007 open the link below about not going to pre-sales. How they didn't make financial sense anymore and it wasn't very viable for people who didn't want to hold on to their properties for long-term investment to go to a pre-sale. 2008, I got into video blogging so I video blog that same message. But you know what today, I have a great conscious cause I'm looking out there and all the buildings in the skyline in Downtown Vancouver. We have the Patina, we have the Capital, we have Woodwards, we have L'Atelier and we have TV Towers that people went to in the pre-sales and now the price for square foot is hundreds of dollars less than what they paid for in a lot of instances. People are losing hundreds of thousands of dollars on their investments. And I'm happy to say that I didn't take one client to any of those places and let them buy. Because I didn't think that it was good investment. And maybe I wasn't the popular guy at that time. I've had some developers call me up and tell me to do things to my body that wasn't possible for me to do. But I can say in 2009, I'm pretty excited because I don't have a lot of angry clients. I'd hate to be in the situation where I'd be saying " Okay your properties gonna close at Woodwards in a couple of weeks or in the Patina in a year wherever. Wow! we made a great investment and would you like to re-lease that a hundred thousand dollars less than you paid" I don't think so. But I'm not in that situation I feel pretty good today in 2009.
