Ian Watt: Hi good afternoon it's Ian Watt in Downtown Vancouver. Now I'm gonna say this for a liability reasons only. You should always have an inspection if your buying a Vancouver condo. Of course you should always have an inspection but you shouldn't do your inspection on the first day after getting an accepted offer. What you should do is do your diligence first, say you have one week to remove your subjects. What you should do is read all the minutes for the first 3 days make sure there no issues, make sure it's a proactive strata, make sure they addressing any problems before you waste for five hundred dollars on an inspector. Because you know what the inspectors gonna find out the dishwasher's broken you can bought a new one for five hundred dollars and if the minutes are littered with problems that are not being address your not gonna buy it anyways. So save your money do the inspection if you can do one on the last day or second the last day before subject removal.
