Ian Watt: Hi good afternoon it’s Ian Watt in Downtown Vancouver. Doing the year in review for 2012 and today we’re working on Gastown and Gastown like the West End were big winners in 2012. So check this out in 2011 the average sale price was $435,000 dollars. In 2012 the average sell price was $433,000 dollars it’s not a big change there as far as that is concern. But the price per square foot had gone up. In 2011 it was $544 dollars a square foot in 2012 we see a bump up to $558 dollars a square foot but another thing that’s really interesting is the average days on the market and if you watched last weeks blog you will know that the average days on the market was 48 dollar or 48 days on the market for 2012. But in 2011 in Gastown we saw it 40 days on the market but in 2012 in Gastown guess what? It jumped all the way to 31 days on the market goes to show price per square foot is going up in Gastown and days on the market is going down in Gastown everyone is seeing there is a lot of potential in Gastown. Things in Yaletown, Downtown and Coal Harbour are definitely down but there are pockets which are doing really well in the Downtown core one is Gastown and the other one we’ll talk about next week is the West End. My name is Ian Watt and if you have any questions you can always email me at ianwatt@ianwatt.ca. Thank you very much and have a great day!
