Ian Watt: Hi good afternoon! It's Ian Watt in Downtown Vancouver. Recently got an email from a potential client. Wondering if he put his Woodwards condo up for sale right now in this market. If he completed on it and everything. What would it be worth? Well I look for reference pointer a benchmark right now at the Shangrila one of the recent sales on the 28th floor. Sold for $698 per square foot. 698 for an A class building in a much better neighborhood. We doing for like how 'bout that? That better? Okay, so anyways if you're thinking of putting your Woodwards project out there right now in the MLS. Probably if it was totally completed GST paid property transfer tax paid and everything in. You've been looking around 550 square foot and don't shoot the messenger. It is not an A class neighborhood and it's not an A class building. It's an awesome thing for the neighborhood. However, it is not the Shangrila. So don't even think that you gonna cheap the 698 square foot for a generic property. Maybe the penthouses but I don't think so. My name is Ian Watt.
