Ian Watt: Hi good afternoon it's Ian Watt in Downtown Vancouver. If your looking for an investment property whether be one bedroom, two bedroom or studio or whatever it is your looking for in Downtown Vancouver. There two things you should start looking at and go to Craigslists to find out more. I don't do rentals but this is what I do all the time. I look first of all to see what is available on the market. It always appears that there's always two bedrooms available or one bedrooms available the studios are always rented out you gotta think about it who's renting out the studios. Pretty much anybody but to bedrooms is either a couple or a little family or two room mates and the amount of people looking for that is just not that great hands all the listings to Craigslists. The second thing to look at is how much each one is going for, some we see that the studios are going for twelve hundred dollars and the one bedrooms are going for fifteen hundred dollars. Now do the math and find out your calculations as far as what your mortgages are going to be regarding a three hundred thousand dollar investment or four hundred thousand dollar investment. I think and I don't do rentals but this is what I can see. Is that studios are by far one more sought after and there's more people looking for studios and b or two they are looking much more stronger as far as cash flow is concern. So if I were out there looking for a place to rent, to invest in for a rental property chances are I gonna get a studio. My name is Ian Watt and if you have any questions.
