Ian Watt: Hi good afternoon it's Ian Watt in Downtown Vancouver. I always tell my clients, if you are looking for a premium dollars you have to make your property look like a premium suite. That means if you are trying to achieve prices that nobody's achieve before there can't be anything wrong with your property. It has to be freshly painted, the floors have to be perfect, it has to look like a show suite there can't be any marks on the wall there can even be a light low bulb. All those things go towards peoples impression on the property and your not going to get premium dollars per square foot if the property needs one dollar of fixing up. It just won't happen anomalies. Anomalies happen if I can say that word in every market something sells weigh too high and weigh too low but unfortunately of course every seller looks at that one prices and want to achieve that price.
