Yesterday I was sent a report from our Sotheby's office which was published by the Urban Development Institute. Of course there's a ton of information in these reports but the one I found most intriguing was the population growth of Greater Vancouver. In 2006 there were just over 1.8 million residents and year after year the growth has been steadily increasing on average about 35,000 per year to a 2016 number of 2,160,000. Therefore in mathematical theory if we keep growing at this rate we should see a population of 2,510,000 by the year 2026. Of course there is no more land in Greater Vancouver so where are all these people going to live? The answer is eco-density and the result will be higher prices than we see today. No wonder affordable housing was lost over 10 years ago.
