Ian Watt: Hi good afternoon it’s Ian Watt in Downtown Vancouver. Doing the February 2017 statistics part two. Now I’ll give the five areas of Downtown which make up Gastown, Coal Harbour, the West End, Downtown and Yaletown all to those five areas the best place to sell was the West End. Their sales ratio was 74% and down at the other end of the spectrum the worst place to sell was Coal Harbour that only sold at 52% but when I said only sold 52% of the listings I got listed sold that’s still pretty good that shows what kind of market where in right now, if you are going to sell any product in the Downtown core the best thing to sell was anything under $500,000 dollars it’s sold at a 100% of the time and the best thing to buy if you’re out there buying were 3 bedrooms they were selling horribly at 13% of the time not a great number and the average days on the market for the units that actually sold was ten days. Don’t get that confused with the average time of every listing the average sale took ten days of their price right. My name is Ian Watt and if you have any questions you can always email me at ianwatt@ianwatt.ca. Thank you very much and have a great day!
